Maintenance and filters with replacement capacitor for first floor Spring and fall maintenance filters 2x a year and humidifiers in the fall. Repair first floor air conditioner

Capacitor was bad on the fan side causing outdoor fan not to run. Once fan was running, motor was noises and bearings found to be failing. We replace just the capacitor and not the fan motor.

. Maintenance on A/C for 3rd floor. System in good working order. Did notice a little bit of mold build up on blower wheel do suggest either having fan pulled all the way out and clean. Or replacing wheel entirely. Also would be beneficial to have a UV light between coil and Blower in air handler. To help prevent more build up. Not enough to hurt the systems operation. Also Maintenance on Boiler, boiler is new but in good working order nothing to note for it. Also checked refrigerant levels on Mini split and Sprayed dirt and dust off.

Home air conditioner is not blowing cool air. Air Conditioning repair and maintenance tune-up on Lennox HVAC system. Diagnose and perform annual AC maintenance service plan near Clifton Heights neighborhood. Clear drain lines, and check evaporator coils. Add refrigerant and replace air filters. AC maintenance is complete which will help lower cooling cost for this residential customer. Air conditioner is now ready for early spring weather.
Full system maintenance on both Furnace and A/C. Both systems in over all good running health at this time. Found Leak coming from rubber gasket at exhaust pipe. Replaced rubber gasket with a solid section of pipe. Preventing any further leakage. No condensate line leaking. The prior water damage in bottom of furnace was from water running down between furnace and air cleaner, and collecting on the bottom tray of the furnace.
Loose wire behind thermostat tripped 3 amp fuse.
Cut out all corroded wire and wire nuts on HVAC system. Cut back to good wire add new wire nuts verify that pump is working properly.

. Pull and clean the blower wheel. While we are there we will look at the condensate leak and what needs to be done to fix that, repairs to be determined... found condensate leak at hose clamp. Re tighten clamp.
. Broken Ignitor. Replace with Hot Rod Universal Ignitor.
